The Big Picture: Why Your Wallet Feels Different
Right now, the big bosses at the Bank of England have set the "base rate" (the cost of borrowing money) at 3.75%. While that’s much better than it was a year ago, it still changes who can buy what in places like Loughton or High Beach.
When borrowing money costs a bit more, people who are buying their very first home—the ones usually looking at flats—find it tougher to get a loan. Meanwhile, families looking for more space are being more careful. This creates a "filter-down" effect. Because inflation is sitting at 2.8% and pay rises are hovering around 3.5%, people have a little more "pocket money" than last year, but they are being very picky about which front door they choose to unlock.
The Price Tag Shuffle
If you walked from the top of Nursery Road down towards the station today, the price tags you’d see would vary wildly. Let's look at what people are asking for right now in IG10:

However, if you own a flat or a massive detached house, the news is a bit different. Flats in IG10 have actually dipped by about £30,000 over seven years, and detached homes—like those stunning ones we see on Tycehurst Hill—have seen their price tags settle by about £65,000 from their peak.
Why is this happening? It’s because the "middle" of the market is the busiest. Most people in IG10 are looking for that "forever family home" that isn't too expensive to heat or keep up, which is why semi-detached houses are the reigning champions of growth right now.
What Should You Do?
- If you own a semi-detached or terraced home: You are sitting on the most popular property types in the postcode. If you're thinking of moving, you're in a very strong position because everyone wants what you have!
- If you own a flat: Don’t panic. With mortgage approvals rising to 58,200 nationally, more first-time buyers are coming back. It might be a "holding" game for now, but as people get richer (earnings growth), they will need those entry-level homes again.
- If you are buying: The "best value" right now is actually in the larger detached homes or flats. Because their prices have dipped, you can get much more "house" for your money than you could a few years ago.

As we move through the rest of 2026, I expect the "middle" (our lovely semis and terraces) to stay steady. With more people getting mortgages approved every month, the "balanced market" we have in IG10—where there’s a fair choice for everyone—is likely to stay nice and calm.
