I’ll stick my neck out and say it: the "boom or bust" headlines you see on the news are usually nonsense when it comes to our neck of the woods. While the rest of the country is shouting about crashes or rocket-ship growth, here in IG10, we are entering a bit of a "Goldilocks" phase. It isn't too hot, it isn't too cold, and for once, nobody is holding all the cards.

What the numbers won't tell you is that behind every sale is a story about a garden. I recently spoke to a family moving from Nursery Road to a larger spot near Tycehurst Hill. They weren't moving because of "market trends"; they were moving because their youngest child needed more room to kick a football. That human side is what really keeps our local area ticking, and right now, the rhythm of IG10 is remarkably steady.

If you are buying, you have room to breathe. You don't necessarily have to decide on a house before you’ve even walked through the front door, but with 272 homes available, the best ones—the ones with the perfect gardens or the dream kitchens—will still attract plenty of admirers.

For my neighbours who are staying put, rest easy. The fact that the number of homes for sale is holding steady means there’s no "supply glut" to pull prices down. Your home is essentially holding its own while the world turns.
