If you were to take a stroll down Loughton High Street this morning, you’d probably notice the crisp autumn air starting to bite and the coffee shops beginning to bustle with people seeking a bit of warmth. In the world of property here in Loughton, things are feeling a little bit like that high street on a Tuesday morning — there’s plenty of space to move around, nobody is jostling you in the aisles, and you can really take your time to pick out exactly what you want.

I have a bit of a "good news, bad news" sandwich for you today, depending on which side of the garden fence you’re standing on. The big headline for our IG10 3 patch is that the power has shifted. We have officially moved into what we call a "Buyer's Market."

That’s a jump from last month, where we had 77. While four extra houses might not sound like a lot, it means the "menu" for people looking to move into Loughton is getting longer. Think of it like a local bakery; if they usually have two loaves of bread left by midday and suddenly they have ten, you don't have to rush through the door the second they open. You can check the crust, see if it’s seeded or plain, and maybe even ask for a better price.

Even though there is more choice, people are still moving. On average, 6 homes are finding owners every single month in this postcode. Whether it's someone picking up a stunning £5,000,000 residence on Alderton Hill or a family finding their perfect spot in The Lindens for £1,080,000, the "sold" stickers are still going up.

However, because we have 81 homes for sale and only about 6 selling each month, the "turnover" is around 7%. This is the secret sauce that tells us who is in charge. When that number is low, it means buyers have the upper hand. If you’re looking for a home near the edge of Epping Forest or fancy being closer to the shops in Buckhurst Hill, you are currently the guest of honour. You have more negotiating power than you did in the summer.

If you are buying: Breathe a sigh of relief! The days of having to decide on a house before you've even finished your first viewing are, for now, behind us. You have more choice and less pressure. It’s a great time to be picky and find the place that truly feels like "the one."

If you are a homeowner: Even though there are more houses on the market, the prices people are actually paying remain strong. Over the last year, the average price paid in IG10 3 was £483,376. Your home is still a very valuable asset, but the market is just taking a bit of a breather, giving everyone more room to move comfortably.

Loughton is still as popular as ever, but the rhythm has changed. It’s less of a sprint and more of a steady walk through the forest.
