I’m going to start with a prediction that might raise a few eyebrows along the high street: over the next few months, the most successful sellers in IG10 won’t be the ones with the flashiest photos, but the ones with the most realistic price tags. We are entering a "truth-telling" phase in our local market, where the gap between what people hope to get and what buyers can actually afford is becoming the biggest story in town.

Let’s look at the good news first. If you own a home in IG10, you are sitting on a very sturdy "piggy bank." Whether you’re tucked away in a leafy spot like Tycehurst Hill or living closer to the action near Ollards Grove, your home is worth significantly more than it was a few years ago. Since 2019, the average home here has grown in value by £32,104. That’s a 6.5% increase—real money in your pocket that has built up just by you living your life and cutting the grass.

The "not-so-good" news? There is a bit of a disconnect happening right now.

Currently, the average price people are asking for in IG10 is £629,176. That’s gone up by over £5,000 just in the last month! It’s like everyone decided their house was worth a little bit more as the summer sun came out. However, the price people are actually paying has dipped by about £4,300 recently.

Did you know that there is currently a £104,724 gap between what’s on the price tag and what’s being handed over at the finish line? That’s a 20% difference. Imagine going to a car dealership where every car has £100,000 added to the sticker price just for negotiations! It means that while many neighbours from Nursery Road to Alderton Hill are aiming high, buyers are holding their ground and digging their heels in.

Right now, there are 275 homes for sale across the IG10 postcode. To give you an idea of how much choice is out there, imagine a bowl of 275 apples, but only 28 people are coming to buy one each month. At that rate, it would take about 10 months to clear the bowl. This is what we call a "balanced" market. It’s not a wild scramble where buyers are fighting over every flat, but it’s also not a ghost town. It’s steady.

The average price of a home that actually found a buyer over the last year was £524,452. In plain English, that’s roughly what a lovely three-bedroom family house costs in our area. We’ve seen some spectacular "trophy" homes sell recently too—like a grand house on Alderton Hill that fetched £5,000,000—which shows that for the right property, the money is definitely there.

So, what’s the takeaway for August? If you’re thinking of moving, IG10 is in a healthy spot, but you have to be smart. Buyers are being very careful with their pennies. If you price your home like a "dream," it might sit on the shelf. If you price it according to the "reality" of what’s actually selling, you’ll likely find a buyer much faster.
